Applying & Leasing
How do I apply for a home or apartment?
All applications are completed through RentCafe. You can start an application after finding a property you're interested in, or contact us and we'll point you in the right direction.
What are the leasing requirements?
Applicants must have current photo identification and a valid Social Security number, with monthly income at least two and a half times the monthly rent from a verifiable source. We require positive references from all previous landlords, no evictions or unpaid judgments, a minimum credit score of 600, and a background check for all applicants over 18. Applicants must be non-smokers, and occupancy is limited to 2 people per bedroom.
Is there an application fee?
Yes, an application fee applies to all applications submitted through RentCafe.
Do you require a security deposit?
Yes. Deposit amounts vary by property.
Pets
Are pets allowed?
Yes, pets are welcome at most Real Hope Properties homes and apartments, subject to our pet policy.
What is your pet policy?
We do not allow aggressive breeds. Cats must be spayed or neutered. There's a 65 lb. weight limit per pet, and a maximum of 2 pets per home or unit.
Rent, Utilities & Maintenance
How do I pay rent?
Rent is paid online through your RentCafe tenant portal.
How do I submit a maintenance request?
Maintenance requests are submitted through your RentCafe tenant portal — not through the general contact form on this site.
Who is responsible for utilities?
At our single-family homes, tenants are responsible for all utilities and lawn care, while Real Hope Properties handles maintenance. At our apartments, water, sewer, and trash are included — tenants are responsible for electricity and internet.

What areas do you serve?
We serve Ponder, Krum, Roanoke, Gainesville, and Whitesboro, with single-family homes also available in Justin and Fort Worth.
How do I see what's currently available?
Current availability is listed on RentCafe. You're also welcome to contact us directly and we'll let you know what's open.
Do you have apartments?
Yes — Jones Street Apartments in Krum, and Park Place Apartments, our newest community in Ponder.
Do you manage commercial space?
Yes, at Ponder Commercial Park in Ponder, TX. Rates and availability for commercial space are handled by inquiry only — reach out through our contact form.

Is Real Hope Properties locally owned?
Yes. Real Hope Properties is owned by Geoff Dugger, who has owned and managed rental properties across North Texas for 17 years.
What are your office hours?
Monday–Friday, 8:00 AM–5:00 PM, and Saturday, 10:00 AM–5:00 PM. Closed Sunday.
